Building a garage in California is often different than building in most states because of the earthquake design requirements. DESIGN PARAMETERS:
MOST OF CALIFORNIA:Much of California has been designated as category "D". Building plans can be either "of conventional construction" or "engineered" for lateral, earthquake forces. "of conventional construction" means that the building is designed to the 2007 CBC code's required building methods for framing, foundation, bracing etc.(There are limits in the code for this compliance relating to building dimensions, structure types and configurations. If the building design required cannot fit withinthe code's limits, then it must be proven, by engineering methods, to be structurally sufficient to withstand the forces of earthquake. Engineering must be provided by an engineer or architect licensed in California. Since we don't have licensing for California, we cannot provide that service.)Our California plans have been designed/drawn for compliance with the 2007 California Building Code (CBC).These include single story plans only because the two-story is not permitted for this use of structures. Our plans which are not in this category would need modifications to be useable in California "D" categories with additional work done by a CA licensed engineer or architect.
LOS ANGELES COUNTY:Los Angeles County has additional restrictions relating to bracing walls, fire-resistive construction, high wind and expansive soil conditions. If you are building in Los Angeles County, please call the county to inquire about requirements for building in your location BEFORE ordering plans. Our California plans may not comply with the specific additional requirements for Los Angeles County and/or may require additional engineering/markups by a CA licensed engineer or architect.Again, please call your county or city Building Dept. to inquire about requirements for building in your location BEFORE ordering plans. | |
